    Plans changed this morning

    I just got home from church and went to grab my golf clubs from the mud room and found this ...



    A new water heater just got bumped to the top of the list. I've wanted to change from electric to propane for a while. Unfortunately tankless isn't an option since we'd need to trench in a larger gas line from the tank to the house.

      I replaced two of them this last year. 17 years old.
      If mine were in the garage I'd have DIY'd it but they are in the attic (third story) of a two story house. Any installation errors would be expensive not the least of which getting the things up and down two flights of stairs is more than one guy can handle. And in Houston its probably 125° in the attic. So hired a plumber thru Lowe's. The brought two guys and a nice bag to put the old one in before they took it downstairs and through the house avoiding leaving rusty water stains and soot marks on the carpet and stairway.

      How long did yours last?

          Water heaters seem to know when to blow. Years ago I had one make up its mind about 8:00 P.M when I had overnight guests from out of town. There is such a thing as 24 HR plumbers...not cheap.

              Water heaters are now all equipped with built-in crisis detectors. They will constantly analyze operational criticality, and automatically trigger an epic failure at exactly the proper moment.

                  I went with a powered direct vent so the new one is in place, water lines are hooked up and the combustion air in and out pipes are run out of the house. I'll let the propane boys do their thing tomorrow. I won't mess with gas lines.

                  The old one is original to the house and has an inspection sticker from April of 1978! I'm fortunate that it's maybe 15 feet from the back basement door and it's 62 degrees here so a perfect day for this kind of work.

                  Looking for something good in everything. I just opened up two breaker positions in the panel!

                      We lost one a couple of years ago. Luckily the guy who built our house had the smarts to install it right next to the floor drain, so when it went we didn't flood.
