    The New Shack

    We closed on our house today, now I have to get busy ,hardwoods, carpet,roof,plumbing,painting,cover the decks, and then a new workshop, nice little shack,a HUD home ,NW of Cartersville, Ga for 66k. 3/4 acre with plenty of room for a new shop, 3br,2ba. dbl garage,split foyer. Now all the work begins,what was I thinkin

      Pretty cool, congratulations!

      That's one heck of a service drop to the house. I think you have your priorities off a bit though. All that other drudgery and then the workshop? It ought to happen in between getting the shop ready.

        i think you need the shop 1st so you can do all that other work more efficiently.

          Mine was a HUD repo house, too. You have to expect some work to be neded mainly due to the time they sit empty. If yours is like mine was, that is a great trade ff for getting a home for about half the appraised value.

          You said it was NW of town. guessing that means out of the city limits so you only have to deal with county and state restrictions. Any HOA to hassle you?

            Thanks gang, Yup we knew goin in it was gonna need some work, but the price was right and plenty of room for a shop in a little while. Right now most of the tools have been moved to a storage facility till I can get things done, then into the garage until I get a pad poured and some walls and a roof up. No hoa restrictions and should be a breeze getting a concrete truck in there. Gotta widen the fenced in area a bit, prolly tear down the 1 side of the fence thats there and put in what I call a horse farm fence from the front side of the house out under that drop to the side road (we are a corner lot to the entrance of the subd.) to the back of the lot so the dogs can have some room to play. Gonna cover both decks, the lower with some painted steel roofing and just a cover and screen in the upper, new hardwoods in the kitchen,LR,DR. and carpet the rest, downstairs will become the billiard room /man cave. We have all new energy rated appliances being delivered and installed from HD. I have a guy meeting me there tomorrow about a solar panel system the same time as the roofer, gonna go for a decent size system for another 15k that they finance until the gov't rebates kick in. That will save us about 60% of the cost that we can take as we please over the next 5 yrs off our taxes. It already has double thermopane windows installed 2 yrs ago by the previous owmer as well as extra insulation in the attic. So I,m hoping the solar will kick the power bill down a bit ( total electric) and we should recoup the rest of the initial cost back in 5-6 yrs. The good thing is once installed we lock in our power rates for the life of the house as long as we are living there and begin selling back to GA. Power immediately, it will increase the value of the home usually about 20% right off the bat, since I'm handicapped we only have to pay prop taxes on everything over the 1st 50k and thats a saving after this 1st yr. as the assesment will be based on what we paid the next 3yrs. vs what its was originally appraised at by the county ,which was 150k, a big savings. Well I owe ,I owe, Its off to work I go

                  Thought I'd toss in a few more pics of the interior after pullin carpet today and patchin some holes in the walls, check back next week for the aftermath when the carpet,hardwood and paints on the walls. You'll notice the green colored room will become the man cave/billiards parlor and the other white and black trimmed room is a soundproofed studio for recording thats the other half of the garage. Not likely to stay unless I decide to work on our vehicles in the future woodshop(not likely), but it would be nice to be able to lay down some tracks if I was so inclined to purchase some recording equipment, hmmm, wonder what kind of deals I could snag on those

                    Just a slight update. I'm thoroughly convinced that women should never be allowed near paint and I'm becoming increasingly aware of my dislike for painting myself

                      Hehe, I learned the women and paint thing a long time ago, especially for the ones who profess that they know how to paint. Don't let them pick the colors either some are really hard to cover over. If they say they don't need to use masking tape, just shove the brush in their mouth... It'll be quicker and less painless then redoing everything, especially ceilings after the wall coating is 6" onto it.

                        How I taught my SWMBO :-) I handed her a brush and a roller and sent her to paint the laundry room. This was before there was anything in there, not even baseboard... suffice to say, she was in there a long time and I think all the cutting in and around corners has cured her

                          Well I got the rest of the LR,DR,Kitchen painted and installed the floors today, Still have to do a little cutting in and baseboard trim as well as some 1/4 round on the base as well. Came out pretty good all things considered. It was a 1 man job all day and getting down on my knees with the bad ankle and all I'm takin tomorrow off to recouperate. All the rest of the bedrooms are painted, just the hallway and foyer left before the carpet guys come on tues to install. Should have the rest finished by Mon. night I hope. Have a friend coming Mon. to help ,Oh also replaced the stair treads on the front porch, plumbings in,HVAC is in, Roof goes on Wed. Hopin to finish it all by next Thurs so we can move in fri,sat,sun hopefully. I'm beat here's a few pics,cya,TiredTommyt

                          Dang, Almost forgot. I'm gonna wainscote the dining room walls with beadboard on the long wall ,both sides of the French Door and the kitchen cabinet that backs the dining room as well as the long wall opposite the living room for a cleaner look, what da ya think gloss white or stain to match the floor?

                              No, the painting took me most of the week ,I did finish the flooring in about 9 hours tho, I was waiting for ther HVAC to be installed in the house before doing that as all the painting was getting done in the mornings before it heated up the house, with no air it was like an oven in there painting, but it now has a baked on finish I owe,I owe, its off to work I go
