Finally, well nearly, done with the roof framing. There are just a few short rafters left to do on the 2nd floor on the right side where the horizontal ridge board is located. This has been a real challange to do. All went well until we installed the last two glulams on the second floor in the center. Sometimes I wonder what engineers and architects are thinking about. We have 12" rafters and they specified a 16 1/2" glulam as a hip rafter with a 3" deep bird's mouth. Ain't no days a 12" rafter will fit to that. We may be in some jepordy when we get it inspected. We had to notch 5" out of the glulams to get them to fit. It will be a heck of a mess if we have to redo it. Prayers please. Anyway here is the picture of the roof line. We are very happy to be at this point.

Last Update for a While
Well, the house is framed and the roof and facia is completed. So this is the basic shape of the home to be. The next pic will be with the windows in, roof on, the siding and stone facade around the house. That's gonna be a while as our next work will be inside doing electrical, plumbing, insulation and drywall. Looks like we will go over budget by about 20% but I think we low-balled that anyway. House measures 56 ft from left to right and 38 ft front to back. We have been fighting foundation errors the whole time which really made the roof framing tough. I am truly amazed how straight, level and plumb everything turned out. One week to framing inspection on the house and then we are taking a week off to relax.Last edited by ragswl4; 12-22-2008, 09:50 AM.

Well, it can snow as early as November. We have had several thunderstorms this summer but most have just missed our location. We won't be so lucky with the snow (glad of it actually). I don't forsee having a problem being weather tight by the time winter gets here. By that I mean windows and doors in and at least the felt on the roof. We would like to have the shingles on the roof but there are a lot of roof penetrations to do with plumbing vents.
Of course everything always takes a little longer than planned so hopefully I am not being over optimistic. I think we have two months before we have to worry about weather. We are contracting the windows and roofing so that will go much faster than a DIY install.

If your interior layout is holding true to the plans, you could install the vents now, roof everything and attach everything later. But any mistakes will cause a headache...Comment

One of the problems that has cropped up is that we ran some of the plumbing (had to) before interior walls were up so some drains, water lines and vents have to be relocated. That means back under the house to remove and re-route some lines. Just takes time. Can't roof until after framing is approved. Your idea is great and as it should be, but we messed up so have to redo plumbing first. Not a big deal, I think.

Rags, when did you start the foundation work? IIRC there was snow on the jobsite in some early pics. I went looking for some old threads of yours but the earliest I found was June. I was just wondering where the year went so quickly

I had to think for a minuter but the foundation was started in June 07 and completed in November 07. We then framed the garage until April 08 and then started on the house. House foundation was 4" out of square as well as 4" lower from left to right. We have been fighting that all the way up to the roof. Can you say 4" shim? Four inches was a lot to make up with the rafters and hip roofs running all over the place. Anyway she's squared up, level and plumb now!!

Ouch, 4" is quite a bit. At least it wasn't a slab on grade.
Was it the sub's fault? If so, you might be able to extract a partial refund for the extra work they caused.ErikComment

Rags, that is one fantastic looking place you are building.Comment

I believe it was the sub's fault. Acutally it was more stress thinking about it than it was the work to correct it. The foundation was done at $30K less than any other bid, now I know why. It is hard to believe it was off as much as it was. Sub used a lazer level and state of the art stuff. Guess that means that might not have know how to use it.

Did you at least get some compensation for his mistake? Some $$ back or at least a discount on the next foundation?I believe it was the sub's fault. But I have a feeling you might not be using his services anymore. Regardless, the house looks great. Look forward to seeing some shots of the shop when it's more complete.
