The county approved a large mixed use shopping center/residential area about a mile away from us. I have mixed feelings. The minus is traffic but I think it is far enough away so I will mostly be buffered from it. It gives me someplace close to take my wife for a decent dinner/movie without having to drive 20 miles and it replaces a flea market that the county has been trying to close for years. There are a lot of stolen/fake goods sold there and there have been a few drug busts. Rumor is that Cabela's will be one of the anchor stores. I know they have been looking to build a store in this general area for a while.

Well, you know what will be next. Office buildings, drug stores, high rise apartments/condos, gas stations, 6 lane highways, car dealerships, churches, signal lights, grocery stores, liquor stores, more schools, more school buses, more school zones, and probably not one shoe repair shop, farm supplies, or stables for boarding, etc., etc., etc., the beat goes on.

when we first moved out here 16 years ago, we had to go 10 miles to any dept store or movies, other than a local grocery store. When they announced a Target-anchored shopping center at our freeway exit a mile and a half from our house my wife was very happy but I told her there goes the neighborhood.
I'd rather drive 10 miles once or twice a week for trips and meals, the end result of the shopping mall was more centers all around and congestion continuously, every time we go out. Cabman is right.

The interstate is already here and it is an 8 lane. There are two gas stations - one will be gone when they build but I imagine it will be replaced. The county wants to keep this area rural, except for some already designated commercial zoning in a corridor along the interstate. That zoning has been in place for years. This development is located in one of those. Outside of those areas any residences that sit on less than 10 acres are either not getting approved or are languishing in the approval process, at least in my county.David

We'll see. There are a lot of houses between me and it that would have to get bought up first. The land across the street isfor sale. Owner says he is selling in 10acre lots for single family because that is all that is getting approved right now.Those are the rules today. Cabela's came to a tiny town about 20 miles north of me 5 years ago or so. The town is no longer tiny, and there are hotels, restaraunts and gas stations as far as the eye can see. I agree with the other posters, the land around you won't be recognizable in a few years.
That Cabelas store now markets itself as Michigan's #1 tourist attraction.
I think in this case, Cabelas bought nearly all the land in about a 5 mile radius, and is selling some of it off. Not a bad idea on their part.JoeComment
