    Progress on the "new" House

    I took a General Contractor over to the house I'm buying and turned hime loose!
    The Closing is schedualed for May 31st.
    He stuck his head in the Attic, in the Crawl Space, checked the floors, the doors and windows. His verdict: You got a good one! The only thing he suggested was to add more insulation in the Attic.

    Then we went outside to the Garage (Workshop), it's 21' wide X 25' deep, with about 9' ceiling.
    Then I told him what I wanted to do with the Space:
    1. Frame in and seal one of the two single stall Garage doors.
    2. Replace the other Garage Door with one that slides sideways, rather than going up and down, (ala Barn Door type)
    3. Replace the Entry Door with a new one, this one is Shot!
    4. The ceiling Joists are on 4' centers, add additional Joists, to put them on at least 2' centers.
    5. ADD INSULATION, <R13 in the walls and <R40 in the ceiling.
    (haven't decided what type yet)
    6. put 1/2" OSB on all the enterior walls.
    7. Install a Space heater, probably Gas, and a Thru the wall A/C unit
    8. Put Tyvek on the exterior, then add Vinyl Siding.
    9. Install a Sub-Panel in the Shop and Upgrade the Electrical Service to 100 Amp

    I figure at that point I'm ready to start putting my Shop together, locate tools, installing DC ducting, Air Supply Plumbing, etc.

    All in all, I'm going to have a very busy Summer!

    Other than a Framing Nailer, I can't think of any other Tools I need.

    A nice circular saw would go nicly with that framing nailer. And a roofing nailer for the siding, or a siding nailer. (they are basically the same, I THINK)

    Oh, have fun this summer. Don't work too hard.

          I have two Circular Saws, the Roofing/Siding Nailer will come later.

          Adding the new Vinyl Siding is not high on my list.

          Getting the building Insulated IS high on my list.

              Well if getting the insulation up is high on your list, maybe you need an air stapler?

                Sounds like you really will have a busy summer. Good luk with the mew house/shop. I wish my garage was that easy to convert into a shop. It's leaning several degrees off vertical, I need to get it jacked up, squared, replace some rotted framing..... Of course, I already have the sliding doors, so that's one thing.

                Can't really help you on any tools you need though.

                  Good Luck George, I finally talked the LOML into looking at a house that I like. We went this AM, She liked it until I went to the internet and found the price and figured the mortgage payment. It has a 2 car garage and a 24'X30' workshop, plus a 2 story 100 year old house that has been totally modernized, insulated, ground source heat pump, the list goes on, and so does the price. Oh well I knew I liked it , Bill
