    Mitigating Factors

    We just renewed our homeowners policy ($3200). We are entitled to a discount for hurricane wind mitigation and other factors. We had to pay for an inspection ($100) to see if our home qualifies for any discounts. There could be a possibility of up to $1000 discount if all areas are met.

    Well, the wording on the inspection sheet is definitely in favor of the insurance. I have hurricane panels on all window openings. Our front and back door is wood (not a good thing). Our garage door (a swing up) is corrugated steel, but doesn't have a recent "Dade County Approved" certification. So because of the three unapproved openings, there is no wind mitigation even though all window openings are protected. Not even pro rated.

    We had a recent re-roofing, which put us into a high category (hooray). So, to completely comply, we would have to change out two exterior doors to metal, and the garage door to just about the same type, but certified. The cost to do all that would be very high. Both exterior doors are not a standard size, and would have to be custom made, with metal jambs to fit our openings.

    So, to spend that money to get a benefit over several years of a return is our problem right now. I'm thinking that the future cost of homeowners will not ever go down, and the money spent to save money will not be that great of a saving.

    How much would the custom door/jambs be? Would it be possilble to reframe for a standard size? That might be cheaper than custom. Could you install these yourself? That would make them a lot cheaper.

      Our present frames are wood up against block. That opening won't allow for a standard metal jamb. I can install myself.

            Is the opening non-standard or both the door and opening? Is the opening large enough to be made standard? I have brick veneer on my house and the openings are all standard sizes.

              Both openings are smaller than standard opening. It cannot be made larger without a major structural change.

                Well that is a problem then, unless you went with a smaller standard entry door, but you probably don't want to do that.

                    have you considered using approved panels or kevlar mesh for the doors?
                    you should have the inspection done now to start saving $ on your premiums now, then re-inspect to get additional credit for the opening protection.
