    Big Favor To Ask

    This is an odd request but here we go . . .

    If you have a home that is < 20 years old AND you have an attached garage, could you please take a photo of your threshold between the garage and the kitchen, as seen from the garage?

    The photo, age of construction and your zip code (no names, no addresses, etc) in an email to me would be greatly appreciated. Click on my name at the top and you should get an email option. PM would work as well if you can attach photos (can't remember).

    FYI, as one may assume, this involves a liability suit that is attempting to gain class action status in DE holding that certain threshold installations are improper in design. It is standard practice, and adhering to code, to allow a offset of the metal threshold in pre-hung doors. Base upon initial investigation this seems to be standard practice in most states/municipalities. I am working in behalf of defendants attorney, not the plaintiffs attorney, just so you know the position.

        Hey Jeffrey, how about a picture of what is being claimed as wrong by the blood suckers.

        No offense intended but I really have little use for class actions. The protected class rarely get much while the attorneys get plenty.

          Here is a sample threshold. This is a random door and not one involved in the case. Note how this pre-hung door unit threshold hangs over the framing by approximately 1"? That is the area of concern.

            The threshold on the pre-hung French doors leading to the back porch is like that as is the single door to be installed on the end of the house.

              I didn't even think about French Doors, but mine is like that as well.

                My threshold (circa 1999) does not hang over. It is flush at one end, and inset about 1/4" at the other end (step was not poured exactly square).

                  You mean the threshold is projecting ~1" from the face of the wall, into the garage?

                  If so, what's the exact nature of the beef (assuming you can reveal it)? If it's that the projection causes a tripping hazard, you might point out that every stair (assuming its built to code) has a ~1" nosing on every tread. Without them, they're almost impossible to walk up.

                  If it's that the threshold is not adequately supported, that could be a legitimate gripe. A projection like that is not in itself unusual, but the t'hold does need to be properly supported from below. If it isn't, it can deflect under a person's weight and cause his foot to slip off.

                    Larry makes a good point that I would not have thought. Since I do not have either a convential house or an attached garage I can not send you a picture. I'm pretty certain that one of my friends that have a newer custom built house (newer than 10 years) has a threshold exactly as your picture shows.

                            2 years ago I installed an Anderson series 200 sliding patio door, and they actually have a metal brace that is supposed to hold up that overhang. Of course, BORG doesn't sell it and the guy thought he'd never heard of anyone getting it...so I just used a ripped piece of wood like everyone else.
