We bought a house near York, PA end of March and have been spending almost every available moment working on it. It's an old (140+) 2nd empire victorian that in recent years had been abandoned for awhile and then a horrible rehab job done to turn it into two apartments and has been through a number of owners in the last 4-5 years.
While it's in good mechanical condition it is very cosmetically challenged inside and out. We're turning most of the first level into an antique shop for loml since it's on the main street and has been zoned for retail. We're living in the 2nd and 3rd floors which is a total of 8 rooms plus a bathroom. Someone had nailed cheap paneling to most of the bedroom walls even though the old horsehair plaster was in pretty good shape (except of course for the nail holes!). I'm done with the two bedrooms that have become the living room and dining room. Work included ripping down the paneling, adding outlets, restoring the walls and new ceilings by screwing 2x3's to existing ceiling and adding drywall plus crown molding.
Someone's idea for adding outlets was to staple 12/2 along the top of the baseboard and then go 10" up the wall to a handy box with an outlet, back down the wall and further along the baseboard to the next outlet, underneath the door to the next room to more of the same.
The first level is almost done as well. We had a number of drop ceilings to remove and a lot of walls to paint and restore. I don't want to know how much we put into the relatively small gardens we have at this point either.
Next on the list after finishing a couple of minor projects is the upstairs bathroom or more accurately what was the upstairs bathroom. Right now it has a mostly functioning toilet. The previous owner was going to re-install the bathtub he ripped out but I assured him that it wasn't going to affect the price and please leave it just the way it is.
I do finally have 3/4 of the basement for a shop so i don't have to roll stuff out into the driveway anymore.
